1. What kind of properties are you looking for?
We are looking for single family residences. We don’t purchase condominiums.
2. In what areas are you looking for properties to buy?
We are looking for properties within the greater Orlando area.
3. How do you find properties to buy?
We find homes in many ways, but typically we find homes through networking, property wholesalers, marketing and referrals.
4. Can you help me if I’m behind on my mortgage payments?
Yes. We can partner with you to work with your mortgage servicer.
5. How quickly can you close?
The time to close will depend on many factors specific to your situation, but we can typically close anywhere from 10 days, for uncomplicated transactions, to as many as 45 days, for more complicated circumstances.
6. Are you a real estate agent/broker?
No. We are investors and only represent ourselves. You should retain the services of a real estate professional or attorney, if you believe you need representation.
7. Can you help me move?
Yes. If you need assistance to move after the sale, we can provide it.
8. Can you assume my mortgage payments?
No. We only make outright purchases.
9. Can you help with a mortgage modification?
No. We only negotiate sales. If you need help with a mortgage modification, contact your mortgage servicer or a real estate attorney.
10. Can I stay in my home after I sell you my property?
No. However, you may stay in the property up to the closing date and may receive moving assistance.
11. Will you represent me with my mortgage company?
We are investors and not real estate professionals. Under certain circumstances, we will partner with you to negotiate with your mortgage servicer, but we only represent ourselves. You should retain the services of a real estate professional or attorney, if you believe you need representation.
12. What information will you need from me?
Every situation requires different documentation, but typically we would need documentation of your current mortgage obligations on both first and second mortgages, if any. The availability of information on outstanding tax and HOA liens, as well as any other liens would also be helpful.
13. I’ve already moved out, can you still work with me?
Yes. As long as you are still the owner of record, we can work with you.
14. My property needs significant repairs that I can’t afford to fix; can you still work with me?
Yes. We will consider the cost of needed repairs in our offer price.
15. I have liens on my home; can you still work with me?
Yes. We will consider the existence of any and all liens in our offer price.
16. I’m currently in foreclosure; is there anything you can do for me?
Yes. We can partner with you to fashion a win-win outcome everyone concerned.
17. I have tenant(s); what will happen to them if I sell?
Your tenant(s) will be given ample time to make other living arrangements. Any security deposits owed will be returned and considered as part of our offer.
18. I have a second mortgage; how will that impact the sale?
If your payments are in arrears with your second mortgage holder, we will partner with you to negotiate a mutually beneficial settlement, otherwise there will be no impact.
19. The property is part of an estate; how will that impact a potential sale?
If the probate process is complete, this will have no impact on a potential sale, otherwise the probate process would need to be completed before the sale could go forward.
